This is the plan for the lot that cannot spare an inch of yard: a new two-car garage with a studio or one-bedroom home above it — what most people call a garage apartment or carriage house, permitted in California as an ADU — engineered and built as one structure. You keep covered parking, gain a rental or guest home upstairs behind a private exterior entrance, and give up no open space. It is two-story new construction — the same engineering scope as our detached two-story homes — with the strongest privacy story in the garage line. Why the build price is a “from”

Every property is different.

The plan and the plan fee are fixed. The build starts at $300,000 — the final number depends on your site — the soils, the utility runs, and the garage coming down. An on-site assessment gives you a real number, not a guess.

Existing garage removal
The old garage usually comes down — demolition, haul-off, and slab removal vary with what is standing today.
Foundation & soils
A two-story structure needs engineered footings; soil conditions and slope drive the foundation design.
Utility runs
Water, sewer, and electrical have to reach the new structure; distance from the main house or street moves the number.
City height standards
Two-story height allowances vary by city and lot, and can shape the roof and second story.

Can you build an ADU on top of my existing garage?
Usually not economically — most existing garages sit on footings that were never designed to carry a second story. This plan replaces the garage: a new two-car garage and the ADU above it are engineered and built as one structure, which is faster, safer, and usually cheaper than retrofitting.
Is this the same as a garage apartment or carriage house?
Yes — garage apartment, carriage house, and ADU above a garage all describe the same building: a home over a garage. In California the legal mechanism is an ADU permit, which is what makes the home legal to rent and to count as living space. Our plans deliver a true two-car garage with a permitted apartment above it.
How big is the ADU above the garage?
The 22×20 plan carries a ~440 sqft studio; the 20×25 plans carry a ~500 sqft one-bedroom. Every layout is reached by its own exterior staircase, and the garage below stays a true two-car garage.
How much does a garage with an ADU above it cost?
The permit-ready plan set is a fixed $12,990 — the same engineering scope as our detached two-story homes. The build starts at $300,000 with an independent licensed general contractor and is confirmed for your property after an on-site assessment.
Will a two-story ADU be approved on my lot?
Detached two-story ADUs are broadly permitted across LA County, but height allowances and neighbor-privacy standards vary by city and zone. Confirming what your lot allows is part of the design work, before anything is submitted.
Can the exterior match my main house?
Yes — like every Signature plan, the exterior is customized to complement the main house: siding, roofline details, colors, and finishes are part of your fixed plan fee. The same floor plan can read Spanish, modern farmhouse, or contemporary.
