One fixed price covers every step from signed contract to certificate of occupancy. There are only a few things it does not cover — and we explain exactly why for each one below.
Included in every contract
- Architectural design and construction drawings
- Structural, Title 24, and MEP engineering
- Permit processing through your city's building department
- Site survey and standard soil evaluation
- Full foundation, framing, and weatherization
- All interior finishes from your chosen package
- Plumbing, electrical, and HVAC systems
- All fixtures, cabinetry, appliances, and flooring
- Private entrance and exterior lighting
- Project management and daily on-site supervision
- Final inspections and certificate of occupancy
- One-year workmanship warranty
Not included (and why)
- Permit fees paid to the city. These go directly to your city's building department and vary by jurisdiction. We process the permit on your behalf — you only pay the city's published fee.
- Utility connection fees. Water, power, and gas company connection fees are set by your local utilities, not by us. Typical range: $3,000 to $8,000.
- Non-standard site work. Major grading, retaining walls, long utility trench runs, or tree removal beyond what a typical lot requires. We quote these upfront during your consultation.
- Floor plan modifications. Finish selections from our à la carte configurator are included. Floor plan changes are not — those convert the project to a Custom ADU and are priced separately.
- Landscaping beyond what was there. We restore the construction-access area back to its original condition. A full backyard redesign is a separate scope.
If we run late, we pay you.
Every Signature Home contract locks in a construction schedule in writing. If we run past it, we start paying you a daily penalty equal to the interest you are paying on your construction financing for the full contract price. Every day. Until we hand you the keys.
The Sunset · $239,000 · 7% HELOC
That is money out of our pocket and into yours — for every day past the scheduled completion until your ADU is complete. We can offer it because years of Los Angeles ADU projects have taught us exactly how long each Signature Home takes to build.
What's covered. The guarantee covers delays within our control after permit approval. The clock can extend for things outside our control: client-requested changes, utility company connection delays, city inspection delays, severe weather, force majeure, or unpaid milestone invoices. Permit timelines are city-controlled and tracked separately. Full terms in every contract.
