Second floor · king-bed capable · en-suite bathThe largest primary suite in the lineup. A king-bed-capable bedroom with a walk-in closet and a private en-suite bathroom — shower, quartz vanity, Delta plumbing. The primary suite occupies its own wing of the second floor. Close the door and you are in a primary bedroom that has no business being inside an ADU. That is the point.

Second floor · queen-bed capableA full second bedroom with its own door, its own closet, and queen-bed clearance. Shares the second full bathroom with the third bedroom. Guest room, child's room, or the room that turns a two-bedroom rental listing into a three-bedroom one — the upgrade that adds $400 or more per month to the check.

Second floor · flex roomA true third bedroom — queen-bed capable with a closet and natural light. Not a landing. Not a nook someone labeled on the floor plan. The third bedroom is the reason the Culver functions as a full family home: three kids, two parents, and enough rooms that nobody shares unless they choose to. We submit, track, and expedite your permit through your city's building department. You pay city fees at cost — no markup. Our pre-engineered plans mean fewer corrections and faster approvals.

Your son, his wife, and their two children need a home. Not a room. Not a studio. Not a one-bedroom with a bunk bed in the living room. They need three bedrooms, two bathrooms, a real kitchen, and a front door. The Culver delivers a 1,200-square-foot single-family-equivalent home in your backyard — the same square footage as a small bungalow, with the same bedroom count, the same bathroom count, and a build quality most bungalows cannot match.

The Culver rents for $4,200 to $4,800+ a month — $50,000 to $57,000+ a year. Three bedrooms and two and a half bathrooms in 1,200 square feet is a listing that competes with apartments twice its price in buildings with half its finish quality. At $459,000, the Culver generates more gross rental income than any other Signature Home. Three roommates splitting $4,500 each pay $1,500 a month. That is below-market rent for them and life-changing income for you.

You build the Culver for $459,000. The tenant pays $4,500 a month for five years — $270,000 in gross rent. The building has appreciated on your property tax roll. The Culver is not a line item on a construction budget. It is a second income stream that compounds every month it exists.
Year three
The tenant has been paying $4,500 a month for thirty-six months. That is $162,000 in gross rent. The Culver has paid for more than a third of itself. The building has not aged. - Closed-cell spray foam in the roof, mineral wool batts in the walls. Exceeds Title 24 energy code — lower utility bills, fire-resistant, and significantly quieter than standard fiberglass construction.

- Milgard dual-pane low-E vinyl windows. Energy Star rated, Title 24 compliant, and warrantied.
- Roof
- Cool-roof-rated TPO membrane (flat) or GAF / CertainTeed dimensional shingle (gable). All Title 24 compliant.
- Siding
- Smooth stucco or James Hardie fiber cement — not vinyl, not wood-look plastic. Built for California sun and fire code.
- HVAC
- Daikin ductless mini-split heat pumps. Quiet, ultra-efficient, and built for the California climate — heating and cooling in one system.

- Rheem hybrid heat pump water heater — three to four times more efficient than standard electric. Lower utility bills and eligible for federal tax credits and utility rebates.
