Our client (a real estate investor with several properties throughout the San Fernando Valley of Los Angeles), reached out to us for help designing and building an ADU on a property he owned in Reseda. He wasn't sure what he wanted other than a single-level ADU with 3bd/2ba. And as an investor he wanted to build the largest ADU that was possible under the City of Los Angeles' ADU ordinance.
We evaluated the property and determined a single-level ADU would fit perfectly on the large suburban lot. We worked with the owner to propose a Modern Craftsman ADU that was a nod to the many craftsman style homes that are so popular throughout Southern California.
This backyard home uses every last inch of the 1,200 sqft allowed under ADU ordinance, and is an efficient and livable floor plan.
The plan feature 14' vaulted ceilings in the Living Room and Kitchen, and 9' ceiling heights throughout the rest of the ADU. There are two secondary bedrooms with a shared bath up front, with a beautiful master bedroom suite at the end of a private hallway.
The result was a high-quality, well designed ADU that is extremely valuable as a rental home. In fact, the owner tells us he was able to rent the ADU for $500 more per month than he originally projected. And, he had multiple rental applications the first weekend he listed it for rent.
The Modern Craftsman ADU was a huge success for this investor and will continue to generate passive income for years to come.
