The Challenge: Make My First Property More Affordable While Adding Long-Term Value

In 2012, I bought my first house. Like many first-time buyers, I was pushing the limits of what I could afford. But I saw an opportunity in the backyard. At the time, ADUs weren’t part of the conversation the way they are today, but I understood that adding a second dwelling unit could generate rental income and help offset my mortgage.

I didn’t have a big budget, and there wasn’t a clear roadmap. What I had was a strong motivation to make it work, a clear idea of what I needed, and enough construction experience to take it on myself.

I designed and built a 468 square foot one-bedroom unit in the backyard. It had a modern take on traditional Spanish style, with clean architectural lines and a functional layout that worked perfectly for renters.

  • Create a space that would be easy to rent
  • Maintain privacy for both the front house and the new unit
  • Keep the size modest to control construction costs

I managed the project start to finish, doing much of the work myself and learning in real time what it really takes to add a second unit to a residential lot.

The Result: A Functional Rental That Changed Everything

The guest house rented out immediately. The income helped me comfortably afford my first home and turned what would have been a financial stretch into a smart, sustainable investment.

A few years later, I sold the property and used the return to purchase my next home. That single decision to build a second unit in my backyard changed the trajectory of my life.

More importantly, this was the project that sparked my passion for designing and building ADUs. It showed me how powerful these small units can be for homeowners. That experience is what ultimately led me to launch my business and help others do the same.
