From Rental Income Today to Retirement Living Tomorrow: A Smart Garage Conversion ADU
The Challenge: Generate Income Today, Downsize Gracefully Tomorrow
The client reached out to me with a long-term vision in mind. They wanted to convert their attached two-car garage into a standalone rental unit, providing steady income now—and giving themselves a place to move into later.
- Stay in the main house for the next 5–7 years until retirement
- Rent out the new ADU as a full-time apartment in the meantime
- Eventually move into the ADU and rent out the main home to supplement retirement income while they travel the world.
It’s the kind of move that makes financial sense, especially in Los Angeles, where housing demand is strong and property values are high.
Our Solution: A Modern Studio ADU That Matches the Remodeled Home
The main house had already been remodeled with a clean, modern aesthetic, so we designed the ADU to match—keeping the exterior consistent and ensuring the new unit blended naturally with the existing home.
- A studio-style floor plan with sleeping, living, and dining areas in one open space
- A full-size kitchen with a breakfast bar island, perfect for long-term tenants
- A spacious bathroom with a tub, adding comfort and appeal for renters
Since the ADU was located at the front of the home, we also made sure the entrance and window placement respected the privacy of both units.
The Result: A Beautiful, Income-Generating ADU That’s Future-Proof
The project turned a static, underutilized garage into a modern, income-producing rental—one that’s already adding value and will serve as a peaceful, manageable home once the owner retires.
It’s a textbook example of how an ADU can play multiple roles over time. First as a high-quality rental. Later as a downsized residence. And throughout, as a smart financial asset that supports long-term goals.
